| Job Duties: | • Research zoning ordinances, construction regulations and environmental restrictions when considering property. • Make projections that assess potential profitability based on population growth, traffic patterns, local taxes and other factors. • Negotiate the purchase of land and manage the work of architects, construction companies and property managers. • Apply to localities to rezone land, perform impact analyses and receive building construction permits. • Review local performance, environment and safety if necessary • Gather information on materials and items needed • Source all plants and items to verify cost and bid project accordingly • Read blueprints and technical documents in order to prepare estimation • Assist in collaborating with investment team members in Asia regions • Assist and support in documents translation and memo preparation in both Chinese & English • Prepare detailed budgets and financial reports for properties. • Assist in negotiating the sale, lease, or development of property and complete or review appropriate documents and forms. • Analyze information on property values, taxes, zoning, population growth, and traffic volume and patterns to determine if properties should be acquired • Assist in negotiating with government leaders, businesses, special interest representatives, and utility companies to gain support for new projects and to eliminate potential obstacles. • Assist in negotiating short- and long-term loans to finance construction and ownership of structures. • Remain well-mannered and well-groomed as per department and company standards at all times. • Adhere to the company policies and procedures and comply with the Code of Conduct. • Perform other related duties as assigned. |

| Qualification Requirements: | • High School graduate or equivalent qualifications • Minimum of 2 years working experience in real estate and/or land purchasing area • Proven ability to work remotely and independently • Proficiency in MS Office: Outlook, Word, Excel and PowerPoint required • Good command of both English & Chinese languages preferred. • Solid analytical and organizational skills and ability to multi-task • Ability to work independently and as part of a team • Proactive thinking with detail-oriented and creative problem solving approach • Must be able to sit or stand for long periods of time while performing duties. • Team player who responds quickly to demands and thrives in a high-pressure work environment. • Able to multi-task. |
