Job Title: Project Manager
Job Duties: Supervise construction project from beginning to end, ensuring that projects are completed within time and budgetary constraints. An understanding of the construction business and the ability to work under deadlines in a fast-paced environment are important for success. Control the time, cost and quality of construction projects. Plan and coordinate all aspects of the construction process, including hiring contractors and working with engineers, architects and vendors. Determining the scheduling of different phases of a project based on established deadlines. Negotiate contracts with architects, vendors, contractors and other workers. Securing of building permits and licenses and delivery of materials and equipment to construction sites. Confer with supervisors or other managers to monitor construction progress, including worker productivity and compliance with building and safety codes. Resolves problems that arise due to inclement weather, emergencies or other issues that may cause delays. Manage the construction workflow process starting in the project origination phase, to include estimating, negotiation, contracting, buyout, construction administration, financial management and closeout. Visit project work sites, clarify scope of work, and prepare cost estimates and proposals. Evaluate projects for constructability and value-engineer cost savings. Manage projects costs to ensure budgets are maintained. Document and manage changes in the work to ensure the interests of all stakeholders in the project are reasonably met. Ensure that all the aspects of the project are complaint with all contract terms and legal requirements that govern the project and the community in which the project(s) takes place. Document substantial completion; manage the project closeout process to ensure timely completion. Provide training, mentoring and coaching to assist and develop other members of the project team. Develops and maintains a central database of trade contractors and material vendors. Attends business development meetings, and assists in developing and making presentations. Ensure all sub-contract packages are fully closed out, final accounts are complete and all relevant construction documentation is comprehensively complied and handover to the site in line with existing systems and procedures. Develop general procedures, metrics and deliverables in support of successful delivery of the project objectives on time and within budget.
High School Diploma Required? Undetermined
Qualification Requirements: BS degree in Engineering or Construction Management or related field with 2-7 years of experience with a commercial and/or industrial general contractor or 10 years directly related experience with no degree. Demonstrated experience estimating and managing self-performed work activities and subcontracted work. A good working knowledge of construction means and methods associated with the renovation of commercial and institutional buildings and site work related thereto. High level of proficiency with spreadsheets, email and other software used in the construction industry. Experienced in sub contract negotiation. Experience of large scale equipment package delivery approaches. Experience of modular design implementation strategies Good knowledge of contract law and disputes resolution process. Excellent interpersonal and communication skills. An ability to deal with change and implement new effective processes. An ability to work through peers and across organizational boundaries and influence at all levels in the business. Translate various business documents from English to Mandarin Chinese.
