Job Title: Assistant Vice President of Project Development
Job Duties: • Responsibilities to include customer interface, client development, project scoping, estimating, scheduling, procurement, construction oversight, safety oversight, cost and progress monitoring, management and reporting. • Provide strategic input and advice to investment, portfolio management, and senior management teams on all matters relating to construction and development, including contracts, design, value engineering, construction techniques, schedules, project management, closeout procedures and transitional matters. • Representative Types of Construction - demolition, masonry and metal siding walls, metal and membrane roofs, steel framing, concrete and foundation work, HVAC, electrical, site and building utility systems. • Design and implement processes and systems that will help the Company optimize construction and development project outcomes and assure that all partners and stakeholders perform in accordance with their agreements with the Company. • Oversee total construction effort to ensure project is constructed in accordance with design, budget and schedule. Includes interfacing with client representatives, A/E representatives, subcontractors, end users, security, etc. • Establish project objectives, policies, procedures and performance standards within boundaries of corporate policy. Plan, coordinate and/or supervise activities of all company personnel on assigned project(s). • Monitor/control construction through administrative direction of on-site Superintendent to ensure project is built on schedule, within budget; investigate potentially serious situations, and implement corrective measures. Authorize/approve all project personnel transactions (hiring, transfers, wages, etc.), purchase requisitions, change requests, etc. • Ensure all company, client, and project policies, procedures, standards, etc., are adhered to. Interpret policies as required. • Maintain official project log and documentation files. Assist with implementation/interpretation of safety programs. Provide direction to planning, scheduling, and engineering functions as required. • Manage financial aspects of contracts (fee payment, rental equipment, income/expenses, etc.) to protect company’s interest and simultaneously maintain good relationship with Client. • Develop and execute strategies for purchasing functions to aggressively reduce cost of key supplies and services, reduce material lead times and inventory requirements and associated working capital needs. • Identify needs, potential suppliers, soliciting bids, reviewing bids, selecting suppliers, negotiating, and awarding contracts. • Create integrated processes among Operations, Procurement, Logistics, and outside suppliers to execute the planning/replenishment process. • Provide leadership to the Purchasing Team, mentoring to staff and ensure all staffs are adequately trained. • Partner with other executives in Engineering, F&B, Hotel Operations, Entertainments, Marketing etc. to achieve company and functional goals. • Prepare, review and renew trade agreements, bids, proposals, and vendor agreements for price and acceptability of items. • Oversee all activities related to procurement of commodities, from intent to purchase through delivery. • Negotiate or supervise negotiation of complex requests for equipment, supplies, and services with suppliers and subcontractors.

Qualification Requirements: • Bachelor Degree in project management / construction management / engineering degree or equivalent professional training and experience. • At least 5 years working experience gained from construction project development related experience. • Thorough understanding of corporate and industry practices, processes, standards, etc. and their impact on project activities is vital; superior communication and interpersonal (tact, diplomacy, influence, etc.) skills essential. Must be a business-oriented professional. • Reporting to Management, makes decisions and recommendations, which can greatly impact corporate relationship and project profitability. • Demonstrated experience in sourcing techniques to provide cost savings while maintaining quality. • Excellent business, financial and negotiating skills. • Possess strong leadership and communication skills. • Highly developed analytical thinking, understanding and application of logical and analytical thinking to a wide range of intellectual and practical problems.
