| Job Duties: | Performs preventive maintenance, diagnostics, repairs, and installations of electrical systems including, but not limited to, interior/exterior light fixtures, solar lighting, and parking lot/street light fixtures, fixed/portable generators, HVAC and other electrical components in Client facilities. Inspects buildings and other structures to determine functional systems and detect malfunctions and needed repair making notes and recommendations using a pre-established check sheet. Performs minor electrical maintenance to include but not be limited to replacement or repair of fixtures (e.g. wall switches and outlets, incandescent and fluorescent bulbs and tubes, ballast, sockets, fuses, minor appliances, cords, etc.) using appropriate hand, power and specialty tools. Diagnose causes of electrical problems or failures for the purpose of identifying equipment and/or systems repair. Performs minor plumbing maintenance (e.g. repair/replacement of sinks, urinals, toilets, drains and faucets). Performs minor painting, carpentry and masonry work (e.g. preparing surfaces and using brushes or rollers to apply paints, stains, and varnishes, hanging doors, fitting locks, deadbolts, door closers, handles, etc.). Inspects Client facilities to identify building maintenance needs. Performs scheduled preventive maintenance on Client buildings, facilities, and equipment. Completes work orders, accident reports, inspection checklists and other documents as assigned. Performs various miscellaneous tasks such as moving furniture and equipment, and replacing flags. Responds to emergency situations during and after hours to resolve immediate safety concerns. Follows Federal and Local safety rules and regulations. Follows safety procedures and utilizes personal protection equipment as required. Performs other duties as assigned. |

| Qualification Requirements: | Graduation from High School / GED; or an equivalent combination of education, training and experience that would reasonably be expected to provide the job-related competencies noted. Knowledge in occupational hazards, environmental regulations and compliance thereof, and safety precautions of the trade. Experience in skilled trades related to building and facilities repair and maintenance; methods and practices of the building trades in the areas of carpentry, plumbing, HVAC, roofing, painting, drywall, flooring, etc; equipment and tools used in the maintenance and repair of public facilities; skilled trades related to building and facilities repair and maintenance; installation and repair of electrical systems and equipment. |
